Based in Buckingham
A Buckingham Extension Builder a Few Minutes From Your Door
Extending a home in Buckingham often means working around a Georgian street front, a listed neighbour, or a garden that runs down towards the River Great Ouse. Cognitive Construction is based on Little Balmer in Buckingham, so we know these constraints well.
We design and build house extensions in Buckingham and the surrounding villages, handling planning, heritage and building control as one fixed-price project with our own team. See the full range on our house extension service page.

How It Works
How We Take a Buckingham Extension From First Visit to Handover
STEP ONE
Visit and Brief
We survey your home and check planning history, heritage status and flood risk before anything is drawn.
STEP TWO
Design and Drawings
Drawings from our design and build team, prepared to planning and Building Regulations standards, with structural engineering coordinated by us.
STEP THREE
Itemised Fixed-Price Quote
Every element priced from measured quantities. The figure we quote is the figure you pay, unless you change the scope.
STEP FOUR
Planning, Heritage and Approvals
We submit the application to Buckinghamshire Council with any Heritage Statement or flood risk assessment, and manage it to a decision.
STEP FIVE
The Build
Our own team on site. Single-storey extensions take 10 to 16 weeks, double-storey work 16 to 24 weeks.
STEP SIX
Handover
A final snagging walk-round and the building control completion certificate. Most extensions take 6 to 12 months from first conversation to completion.
Local Knowledge
What Should You Know Before Extending a Home in Buckingham?
Homes in the Conservation Area
Much of the historic centre was rebuilt in brick after the fire of 1725. In April 2026 Buckinghamshire Council expanded the conservation area, so check whether your home is now inside it.
What Changes Inside the Boundary
Side extensions, two-storey rear extensions and new cladding need planning permission, and the council expects a Heritage Statement, which we prepare with the drawings.
Listed Buildings
The conservation area holds more than 190 designated heritage assets. A listed home needs listed building consent as well as planning permission before work starts.
Homes Near the River Great Ouse
In Flood Zone 2 or 3 an extension needs a flood risk assessment, usually with floor levels at least 600 mm above the estimated flood level.
Newer Developments
Permitted development rights are sometimes removed by a planning condition, so we check the original consent before design begins.
Village Homes
In Maids Moreton, Padbury, Gawcott and the Lillingstones, extensions often need to match local stone, and clay ground can affect foundations and drainage.

How Much Does a House Extension Cost in Buckingham?
Our current pricing puts most single-storey extensions at £1,800 to £2,800 per square metre for the build itself. Professional fees, VAT and any work to the existing structure are priced separately, and every figure depends on a site survey.
Your quote is itemised and fixed before you commit, with no hidden extras.
