You have found a plot, you have a rough idea of the house you want, and the first thing anyone asks you is what it will cost. It is a fair question and a frustrating one, because the range of answers online is enormous. This guide sets out what a self build house cost looks like in 2026, where the money goes, and which numbers you can rely on at the early planning stage.

What does a self build house cost per square metre in 2026?

Most UK build cost estimates for 2026 sit between £1,800 and £3,500 per square metre for the construction work alone. That excludes the plot, professional fees, VAT treatment and external works. A 150 square metre family home at a mid range specification therefore lands somewhere around £330,000 to £420,000 for the build itself.

The spread is wide because the rate is driven more by the shape and specification of the house than its floor area. A simple rectangular two storey house with a standard pitched roof is a very different job from an L shaped single storey home with heavy glazing and a steel frame, even where the drawings show the same square metreage.

What’s included in the cost of a self build house?

The build rate is only part of the picture. A realistic total budget usually breaks down across five areas:

  • The plot: The National Custom and Self Build Association’s market research puts most UK building plots in the region of £100,000 to £299,000, though this varies significantly between regions and even between villages.

  • Professional fees: Architectural design, structural engineering, planning and building control typically add 10 to 15% of the build cost.

  • Site and enabling works: Access, drainage, utility connections and groundworks, which vary enormously depending on ground conditions.

  • The build: Substructure through to final decoration.

  • Contingency: Around 10% held back for the things nobody can see until the ground is opened up.

Added together, the total project figure often runs to roughly one and a half to two times the headline build cost. Planning for the build rate alone is one of the most common reasons self build budgets run into trouble.

Does VAT apply to a self build house?

Not in the same way it applies to an extension or a renovation. New build residential construction is zero rated for VAT in the UK, and there is a reclaim scheme for self builders on eligible materials. The current rules and claim process are set out on the GOV.UK VAT for self builders page.

This matters more than most people expect. On a £400,000 build, the difference between standard rated and zero rated work is substantial, and it is one of the genuine financial advantages self build has over buying a finished new home. That said, the rules are specific about what qualifies and when a claim must be submitted, so it is worth confirming your position early rather than assuming.

What drives the cost of a self build house up or down?

Ground conditions: Poor ground, high water tables or heavy clay can add tens of thousands in foundations and drainage before anything visible gets built.

Our Lillingstone Lovell project needed a deep interception drain, upslope soakaways and sub floor pumps purely to manage water on a clay site.

Building shape and glazing: External wall area per square metre of floor is one of the biggest levers on cost. Corners, projections and large glazed openings all add.

Specification: Kitchens, bathrooms, glazing and heating systems can swing a build by tens of thousands without changing the floor area at all.

Energy performance: Airtightness detailing, insulation levels, heat pumps and solar are an upfront cost that reduce running costs later. Whether that is worth it depends on how long you plan to live there.

Site access: A constrained or shared access adds time and cost to every delivery for the whole programme.

How do you get a reliable figure rather than a range?

A cost per square metre is a planning benchmark, not a quote. It is genuinely useful for testing whether a project is viable before you commit to a plot, and misleading if you treat it as the price.
