Masonry repair or full rebuild?

The cost difference is significant and not every contractor will give you a straight answer.

  • Repair is right when the structure is sound and the damage is localised. Failed mortar joints, a cracked section above a repaired lintel.

  • Rebuild is necessary when the structure has moved, or the original construction was never adequate. A leaning wall with no proper foundation needs rebuilding, not propping.

Done correctly with the right mortar for the substrate, repointing should last 20 to 30 years or more. Done incorrectly, or with the wrong mortar, it can fail within a few years and cause damage to the surrounding brickwork in the process. The quality of preparation and the mortar specification matter as much as the application itself.

In most cases we can get close. Exact matches are harder on older properties where the original bricks were handmade or sourced from local yards that no longer exist. We’ll assess your existing brickwork, identify the likely source or specification, and present you with the closest available options before work starts.

What causes cracking in brickwork?2026-02-23T19:11:27+00:00

There are several causes and they point to different underlying problems. Hairline cracks in mortar joints are usually the result of normal thermal movement and are generally cosmetic. Stepped cracks following the mortar joints can indicate foundation movement or settlement. Horizontal cracks, particularly in older cavity walls, can indicate failed wall ties. Cracks that are widening over time need investigating before any repair work is carried out. If you have cracks you’re unsure about, we’ll take a look and give you an honest assessment.

Yes. Listed building consent is required for most external masonry work on a listed building, and the materials and methods need to meet the requirements of the local conservation officer. We understand these requirements and have experience working within them.

Do I need planning permission for a garden wall?2026-02-23T19:17:06+00:00

Not usually, but there are exceptions. A wall adjoining a highway that exceeds 1 metre in height, or any wall exceeding 2 metres, may require planning permission. Properties in conservation areas or with permitted development restrictions may have lower thresholds. We’ll advise you on what applies before work begins.
