What Design & Build Actually Involves

A lot of people start a project by appointing an architect, then finding a builder once drawings are ready. It’s a reasonable approach, but it creates a handover point where things can go wrong. Builders price drawings they had no input in. Structural issues appear late. Costs shift.

With an integrated Design & Build approach, design and construction decisions happen together. If something isn’t buildable within your budget, we know before the drawings are finalised, not after you’ve paid for them.

Here’s how it works from start to finish.

We start with a straightforward conversation about what you want to achieve, your budget, and any constraints on the site. We’ll tell you honestly what’s feasible and what the realistic cost range looks like before you commit to anything.

Before any drawings are produced, we look at the site conditions, boundary restrictions, and any planning sensitivities. Permitted development rights vary significantly across Buckinghamshire and Milton Keynes depending on your property type and location. We factor this in early so there are no surprises later.

We coordinate architectural design that reflects your brief and what will actually get built. Not just visually appealing renders, but drawings produced to a standard that satisfies planning authorities and building control from the outset.

Where steel beams, load-bearing walls, or significant groundworks are involved, structural engineering is handled as part of the process. You won’t need to find a structural engineer separately or chase one for sign-off mid-build.

We manage planning applications on your behalf, including liaising with the local authority and handling any queries that come back. Where a formal application isn’t required but a lawful development certificate is advisable, we’ll tell you and manage that too.

Once approvals are in place and contracts are signed, the build starts on a scheduled programme. You’ll have a named project manager throughout, and every stage is checked against our quality checklist before the next phase begins.

Building control sign-off, snagging, and the final walkthrough are all managed by us. We don’t call a project finished until you’re satisfied and everything is properly signed off.

Timelines

Most Design & Build projects run between 6 and 18 months from consultation to completion. We’ll give you a realistic timeline before you commit, not an optimistic one to get the contract signed.

Planning

Applications typically take 8 to 12 weeks. Where possible, structural calculations and detailed drawings run alongside the planning process so there are no unnecessary delays once permission comes through.

Communication

You’ll have a named project manager from day one. You won’t need to chase for updates. If something changes on site, you’ll hear from us before you have to ask.

Variations

If you want to change something during the build, we’ll provide a written cost and programme impact before anything is altered. Every change is documented and agreed before work continues.

Subcontractors
